Property Description

Villa Arnata is an ancient stone farmhouse situated on a hillside overlooking the peaceful Arnata valley in the centre of Umbria, Italy. The property stands in 33 acres of fields, olive groves and woods. The self catering apartments are well-equipped, comfortable and cosy and there are many outside areas where you can relax and enjoy the views. Shopping can be done in Todi, a 20 minute drive. There are many good restaurants in the area. The property has been made as environmentally friendly as possible. Solar panels provide hot water and photovoltaic panels provide electricity. Wind and solar energy are used for the water pumps and hot water. The apartments are heated by glass fronted wood stoves using wood carefully harvested from our own oak forests. There are many footpaths leading directly from the property making it easy for you to explore the real Umbria. This is a place to relax and take time out from everyday stress. We deliberately have no TVs. Free WiFi. Free parking.

Price for Il Sole as a 1 bed/ 1 bath apartment is Euro85.00 per night in low season (1st September to 30th June) and Euro105.00 in high season (1st July to 31st August) Price for Il Sole Plus as a 2 bed/2 bath apartment is Euro130.00 per night in low season (1st September to 30th June) and Euro170.00 in high season (1st July to 31st August). When used as a 2 bedroom, 2 bathroom apartment the Il Fuoco bedroom and bathroom becomes the second bed/bath. Situated on the first floor. Notes on accommodation
The accommodation has been achieved within the original structure of the 17th Century farmhouse. The walls are very thick and the floors are all made from hand made cotto. The ceilings have exposed oak beams. There are bookcases full of books in the entrance hall. If you are still reading a book when you are due to leave and would like to take the book with you, no problem. If you could leave a book of your own in it's place that would be great. Villa Arnata is no smoking both in the house and in most of the grounds.

Accessibility
The house was built on many levels and is unsuitable for those with mobility problems.

Outside
There are flower gardens all around the house. A shady terrace next to the house with tables and chairs. A gazebo with tables and chairs near to the barbecues. Two barbecues. A terrace with loungers and parasols next to the outside unheated massage pool. Great for cooling off the the summer. Many wooden benches from where you can enjoy great views over the valley to the mountains beyond. A wooden swing seat. A bocce court. Giant outdoor chess. Many places to sit or to walk through. Olive groves, fields, woods, paths, and even an ancient natural spring. The whole farm is at your disposal. If you like walking Roger will gladly draw custom maps for you of the paths through the valley.

Walking holidays. Villa Arnata is situated right on a numbered walking trail that goes down through woods and sunflower fields to the river Arnata and along the valley to Todi. Guided on or off trail walks available on request. There are old water mills and Roman bridges to be found along the way. We will be pleased to give you advice on different trails and will make hand drawn custom maps to help you to explore on your own.

The village of Pesciano is a 10 minute walk. Todi, 20 minutes by car. Perugia, Orvieto, Spoleto, Assisi, Orte, Foligno, Bevagna and Spello all about 45 minutes drive. Rome, less than 2 hours by car. Florence 2 hours by car. Perugia chocolate factory 45 minutes drive.
